Following the downturn in the property market we were approached by leading developer to deal with the negotiation of the sale of a development site that had just received planning. The special purpose vehicle that held the asset also had significant trading losses and loans from Directors. The bank debt exceed value of the asset at the time by £1 Million.

Our brief:

  • Protect the limited company from the Bank and other group companies
  • Negotiate with the Bank and attempt to secure asset on reasonable terms
  • Prevent other parties from securing asset direct from Bank
  • Once agreed work with lawyers to secure a deliverable contract

Business Conultant: Private Landlord
An inividual who has been acting a landlord for DHSS tenants over the last 10 years and had fallen into arrears with self assessment forms and other creditors. This totalled a amount of £140,000. They came to us to seek Business Advice on their options.
 
We came in at the stage where the individual had been served with Stat Demand and the end seemed close. We provided ourt Business Advice Consultancy service We went over the paperwork and proved to HMRC their estimates were incorrect and also found that a previous NHS authority had not made VAT payments in line with the new rules at that time, following lengthy negotiations we came to an agreement with all creditors, resulting in a nil payment to the revenue and reducing the debt by £100,000 . We then looked to see how the client was now going to turn the current situation into a profitable scenario to prevent it happening again. This was achieved by renovating and review of the current tenants. ( Consultant Approved release)

Merranti has been successful in assisting a client in the procurement of a mixed use development site and the taking over of a Serviced Office Business currently being held as a managed asset from a national bank and administered by a Insolvency practioners. Our Business Consultant Service provided invaluable assistance preventing the transfer of bad debts.
 
The site development value is predicted a value of £8 million and will be a three year project. The joint purchase was negotiated by Merranti as well dealing with the finance advice and company structure element.
